50 / 50

Profit Split

General Partner & Limited Partner

DJC typically structures deals with a 50 / 50 profit split between the general partner and limited partner — with investor capital returned as a first priority before any split is applied.

Limited Partner Role

The limited partner provides the capital required for acquisition, holding costs, soft costs, entitlement costs, and project costs. Investor capital is treated as priority capital until the investor receives back their full initial investment through a refinance, sale, or other liquidity event.

General Partner Role

DJC acts as the general partner, leading the project from concept through acquisition, permitting, construction, leasing, refinance, sale, or long-term hold.

Aligned Incentives

DJC Development & Investment, its principals, or affiliated entities may also invest as limited partners in a project with the same rights, structure, economics, and repayment priority as other limited partners, unless otherwise disclosed.
